What Property Management Includes — and What It Doesn't

Owners often assume a manager does everything, or nothing beyond handing over keys. The truth is a defined list of tasks, with a short list of decisions that always stay with you.

Guests and tenants

  • Listing the property and answering enquiries
  • Screening guests or tenants against the rules you set
  • Contracts: platform bookings or a registered lease
  • Check-in, check-out and the phone call in between
  • Deposits, damage claims and reviews

Money

  • Setting and adjusting prices
  • Collecting payments and rent; chasing late payments
  • Paying cleaners, tradespeople and utilities on your behalf, from income or a float
  • Reconciling platform payouts and paying you the net

The property

  • Scheduled inspections with photos
  • Cleaning and linen for holiday lets
  • Repairs up to your approval threshold; quotes above it
  • Seasonal preparation and winter checks
  • An inventory of what is in the property

Compliance and paperwork

  • Short-Term Rental Registry registration and declarations
  • Lease registration on myAADE for long-term lets
  • Records for your accountant: income, costs, invoices

What stays with the owner

  • Ownership costs: property tax (ENFIA), insurance, building fees not passed to a tenant
  • Capital decisions: renovations, replacing the kitchen, changing the use of the property
  • Approval of spending above the threshold
  • Tax returns — done by your accountant with the manager's records
  • Legal disputes — handled by a lawyer, coordinated by the manager

What a manager should never do

  • Give legal, tax or financial advice instead of referring you to a licensed professional
  • Spend above the threshold without asking
  • Hold your income without a statement
  • Promise a yield
